How to Get Multiple Offers?
Every seller dreams about getting multiple offers when they sell. But how do you get multiple offers? It is simple you need to create demand for your home! Creating Demand can be done in multiple ways. For those sellers who don't want to put work into selling their home it is all about price. You need to sit down with your expert Realtor and analyze the comparable properties that have sold recently and the ones that are pending. Then know your bottom line.
Price the home dead on market value or even a little under market value. Advertise the home as coming soon for a few weeks. This will allow time for the property to be exposed to as many active buyers as possible. Advertising beforehand also creates demand for your home. Then you put it on the market and you will be able to get the most amount of people thru in the first two weeks (if it lasts that long! That all depends on price). The first two weeks on the market is when you will get the most buyers thru. The more buyers thru your front door the higher the probability is that you will receive multiple offers.
Take 31 Dolphin Road for instance, it sold in 3 days with multiple offers! The owner priced it aggressively at market value. We had multiple offers within three days. The homeowner was in the driver's seat. They were able to get the most for the home and chose the strongest buyers. Then when it came to repairs they were able to just repair what the township required. They did not get nickle and dimed after the home inspection was complete.
So there can be many perk to pricing aggressively. In the end, the owner ended up saving money by pricing aggressively because he got multiple offers and created a bidding war and was not nickel and dimed after the home inspection. Pricing aggressively also facilities a faster sale, less stress, and often less work. With any strategy it all comes down to you, the seller, and what you want.
There are all different marketing strategies for creating demand that we utilize. When it comes down to it you need to hire an expert Realtor who is a skilled marketer, not an average agent who sellers 4-6 homes a year. A skilled marketer can create demand. Your home is your largest asset, who you hire matters.
Real Estate Marketing has Advanced!
Over the years real estate has advanced drastically! In the 1980’s Realtor’s used a MLS book to look for homes for sale to show their clients. Then you had to go and pick the key up for each home you were going to show and when done you had to drop each key back off at each real estate office. Fast forward 20 – 30 years and consumers can now search for homes on their own on the internet. The internet changed real estate significantly. With this change came a shift in way Realtor’s market their properties. Homes for sale are now all online. With 92% of home buyer’s searching on the internet for a home, it is pertinent that a Realtor not only be tech savvy but also a great marketer. Not all realtors understand the power of a home’s photo’s online. Think about it…. When consumer’s go online they search by pictures first. If your picture’s aren’t appealing, they click NEXT. If your pictures are appealing, they are more likely to analyze your home further and read the description and details on it. Your home’s picture’s are your home’s first impression. Buyer’s decide what homes they want to look at based on pictures.

So how do you create demand for a home in advance? The Swain Team utilizes a “Coming Soon” campaign. We promote your home before it is ready for showings! We start by taking as many desirable photos as we can of your home. We put it online and put a sign in the lawn with the words “Coming Soon.” From there we analyze the web stats. Website statistics tell us how your home is going to perform in the market at the price we set. If we get a ton of views but no inquires it is priced too high. If we are getting a good amount of views and some inquires then we know we are at the right price.
