At our home selling seminar’s we educate attendees on how important it is to maximize their budget. Basically, if you want to sell for top dollar what upgrades and repairs can you make that will yield you the highest return.
There is one item that doesn’t make the list and that is neutral paint since it is not a “remodeling job.” However, when you repaint your home so that it is all neutral and fresh not only will you increase your profit but the home should sell much faster too. We do have colors we recommend that look good in every light. Just give us a call, we are happy to help!

Know What's On Your Credit Report
Anyone who has ever had a bank account, mortgage, credit card, car loan, or account with a retail store will invariably have a credit rating. Most information in your credit rating comes from companies you have credit with, as well as from certain public records such as tax liens, bankruptcies, judgments and lawsuits. It is important to know and understand your credit rating, how the information is compiled, and how it affects your ability to acquire a loan for your new home.
A good rule of thumb for those looking to establish credit is 3 credit cards for 3 years. Put little on them and pay them off each month.
Credit reports are usually divided into five sections:
1. Your credit history.
2. Who has reviewed your credit history.
3. Information you have provided for the credit company.
4. Specific identification information about you.
5. Explanatory notes and comments.
There are three major credit-reporting agencies, Trans Union, Experian and Equifax.
As a consumer it is important to know your credit score and what is on your credit report. Often, we hear about a person with a similar name’s account being linked to the wrong credit report. This will also help you identify any collections accounts, and verify that your identity is safe.
Create a free account at https://www.creditkarma.com. Here you can review your credit report and keep track of your score.
If you are thinking about buying in the future it is a great idea to educate yourself in advance. Sit down with a mortgage lender and review your credit. They can offer tips to increase your credit score if needed.
The Swain Team can recommend a reputable mortgage lender who has the reputation of providing excellent service and good rates.

What is your best marketing tool that can increase your sales price?
YOUR HOME’S PICTURES
Pictures are your home’s first impression. You only have one chance to make a first impression! First impressions are lasting impressions. And today your home's pictures online are the first impression.
92% of buyers search online for a home. (2014 NAR Research)
Let’s review how buyer’s search for homes. Buyer’s start their search by going online and entering in criteria. Their results pop up and they go through each home by looking at the photos. You only have about 5-10 seconds to capture a buyer’s attention online. So your pictures are critical at this point. It is at this point when a buyer drawn in by your pictures will read the description and further details on your home.
What to look for in pictures:
- Need to make the room look it’s largest
- No Clutter ( No Refrigerator full of magnets)
- Rooms should be clean with an appropriate amount of furniture
- Should capture the rooms selling features
- Exterior pictures should NOT include electric lines or street pictures
- If home has darker wood or walls an external lenses needs to be used to brighten up the pictures.
To summarize, you need AWESOME pictures to get a good number of appointments. Buyers are less likely to be interested in your home if your pictures don’t do your home justice.
The Swain Team offers a free Photo Shoot of your home's exterior when your home looks at it's best. This sets you apart from the competition. Why? While all other sellers have snow, leaves, and dead grass in their pictures you will have a bright sunny day with all the flowers in bloom. This makes your home much more attractive to buyers. If you are arriving home one day and your home is at it's best....Take a picture.
Ultimately, you should hire your expert Realtor months to years in advance to do this for you. Your Expert Realtor should have a professional camera, with a wide angle lens and exterior flash to take beautiful professional pictures of your home.

It allows the seller to maximize their budget and get the best return on investment for the money they put into the home to sell.
A Room by Room Review is a free 30 minute appointment to evaluate the current
sale-ability of your home. A member of the Swain Team will come out to your home and do a walk thru of each interior room as well as the exterior of your home.
At your Room-by-Room Review we will give staging tips, paint color, and what to do with clutter...and so on. It is like having a real estate doctor come out to your home. The Room-by-Room Review helps a home owner prioritize what to do to prepare their home for their buyer! Clients often feel more organized and prepared because they have a plan of action.
In each area of the home we will discuss how best to stage/prepare the room for the market. This is a discovery process where you will learn the areas in your home that would showcase better to buyers with some enhancements.
We will make suggestions that will help set your home apart from the competition. Stay close and keep a pen handy to write down every suggestion.

When we talk to people they are skeptical about our Home Selling Seminar. What am I really going to learn? Their thought is: Is this just a couple of salespeople trying to pressure me? So I thought I would reach out to a past attendee to get their thoughts on the seminar. I have been very pleased with the response from everyone. Literally, everyone told me how much they learned. And honestly, that is really great to hear! We put a lot of time and effort into the home selling seminars in effort to reach out and educate people and it has been successful! We got into real estate to help people and the home selling seminar is a great venue to do so.
Dan & Sandra Fassett's Review:
My wife and I attended The Swain Team's Home Selling Seminar since we are preparing to sell our house in about 3 years. The seminar is geared to everyone who is selling a home now or in the future. We decided to attend now because their message speaks volumes to folks like us who are planners and are thinking well ahead. We were not disappointed. The seminar covered everything we thought of and much, much more.
Their Guide To Selling Your Home begins with downsizing and preparation now, bit by bit room by room while you have lots of time to sort through things and determine where they are to go. They then detailed what you should do to the house itself . Where to spend money to get the best return on your investment and what sells the home more quickly like removing wallpaper , painting, upgrades to bathrooms , kitchen, basement etc. When the time comes to do repairs and improvements The Swain Team can recommend trusted contractors and stagers they work with. There unique marketing approach utilizes the most up to date technology to display and distinguish your home in the market. For instance, you can prepare your home and get it on their “Coming Soon Website”. This generates interest before the house actually goes on the market. The seminar included presentations by various experts on subjects like building inspections and local codes, de-cluttering, and effectively marketing your home.
If you are thinking of selling you home now or in the future this seminar is for you.
If this is something that may interest you feel free to sign up or if you have questions give us a call. Our next Home Selling Seminar will be on January 27, 2015 at 6:30 pm at The Sheraton in Langhorne, Pa. Call us to register (215) 757-7257. Click Here for more Details

How to Get Multiple Offers?
Every seller dreams about getting multiple offers when they sell. But how do you get multiple offers? It is simple you need to create demand for your home! Creating Demand can be done in multiple ways. For those sellers who don't want to put work into selling their home it is all about price. You need to sit down with your expert Realtor and analyze the comparable properties that have sold recently and the ones that are pending. Then know your bottom line.
Price the home dead on market value or even a little under market value. Advertise the home as coming soon for a few weeks. This will allow time for the property to be exposed to as many active buyers as possible. Advertising beforehand also creates demand for your home. Then you put it on the market and you will be able to get the most amount of people thru in the first two weeks (if it lasts that long! That all depends on price). The first two weeks on the market is when you will get the most buyers thru. The more buyers thru your front door the higher the probability is that you will receive multiple offers.
Take 31 Dolphin Road for instance, it sold in 3 days with multiple offers! The owner priced it aggressively at market value. We had multiple offers within three days. The homeowner was in the driver's seat. They were able to get the most for the home and chose the strongest buyers. Then when it came to repairs they were able to just repair what the township required. They did not get nickle and dimed after the home inspection was complete.
So there can be many perk to pricing aggressively. In the end, the owner ended up saving money by pricing aggressively because he got multiple offers and created a bidding war and was not nickel and dimed after the home inspection. Pricing aggressively also facilities a faster sale, less stress, and often less work. With any strategy it all comes down to you, the seller, and what you want.
There are all different marketing strategies for creating demand that we utilize. When it comes down to it you need to hire an expert Realtor who is a skilled marketer, not an average agent who sellers 4-6 homes a year. A skilled marketer can create demand. Your home is your largest asset, who you hire matters.
