· Get Pre-approved. Get pre-approved for a mortgage before you look at homes. It is important to know what you can afford. You don’t want to get your hopes up looking at homes you may not be able to afford.
· Hire an Experienced Expert Realtor who works for you. An expert Realtor will walk through the buying process each step and safeguard you against mortgage pitfalls. Also, make sure they are a pitbull negotiator who will fit to get you the best deal possible.

Another Coming Soon Success Story!
This story really excites me! It is a great example of we can help our clients make top dollar for their home when we use our exclusive out of the box marketing plan, work together and price the home within 3% of the market. Anyone who has ever had a bank account, mortgage, credit card, car loan, or account with a retail store will invariably have a credit rating. Most information in your credit rating comes from companies you have credit with, as well as from certain public records such as tax liens, bankruptcies, judgments and lawsuits. It is important to know and understand your credit rating, how the information is compiled, and how it affects your ability to acquire a loan for your new home.
A good rule of thumb for those looking to establish credit is 3 credit cards for 3 years. Put little on them and pay them off each month.
Credit reports are usually divided into five sections:
1. Your credit history.
2. Who has reviewed your credit history.
3. Information you have provided for the credit company.
4. Specific identification information about you.
5. Explanatory notes and comments.
There are three major credit-reporting agencies, Trans Union, Experian and Equifax.
As a consumer it is important to know your credit score and what is on your credit report. Often, we hear about a person with a similar name’s account being linked to the wrong credit report. This will also help you identify any collections accounts, and verify that your identity is safe.
Create a free account at https://www.creditkarma.com. Here you can review your credit report and keep track of your score.
If you are thinking about buying in the future it is a great idea to educate yourself in advance. Sit down with a mortgage lender and review your credit. They can offer tips to increase your credit score if needed.

Pictures are your home’s first impression. You only have one chance to make a first impression! First impressions are lasting impressions. And today your home's pictures online are the first impression.

Let’s review how buyer’s search for homes. Buyer’s start their search by going online and entering in criteria. Their results pop up and they go through each home by looking at the photos. You only have about 5-10 seconds to capture a buyer’s attention online. So your pictures are critical at this point. It is at this point when a buyer drawn in by your pictures will read the description and further details on your home.
What to look for in pictures:
- Need to make the room look it’s largest
- No Clutter ( No Refrigerator full of magnets)
- Rooms should be clean with an appropriate amount of furniture
- Should capture the rooms selling features
- Exterior pictures should NOT include electric lines or street pictures
- If home has darker wood or walls an external lenses needs to be used to brighten up the pictures.
To summarize, you need AWESOME pictures to get a good number of appointments. Buyers are less likely to be interested in your home if your pictures don’t do your home justice.
